With this real estate market, I seriously considered quitting the
only job I knew best. I consumed all of the money I made during the
real estate market boom and I had nothing left to support myself.
Before leaving his firm, my broker was the only one making money. He
had enough cash to continue buying and selling properties. The
market has not been bad for him. One night, I went home and only
returned to his office once after that day to give him the good
news.
Boss, I just received my broker license and I am leaving this office
to seek better opportunities. It was a shock to my dear broker. He
tried very hard to convince me to give real estate another chance. I
told him, I had to move on. He had no clue I was going to listen to
him and I did give real estate another chance. Away from him!
I contacted a computer specialist to find out if he knew anything
about virtual phones. Not only my computer guy knew about virtual
phones, he knew even better. He knew about private branch exchange
(PBX). I asked him to tell me more.
He told me that a PBX is a more intelligent phone answering service.
It picks up all calls, put callers in queue (on hold), call other
phone lines anywhere in the world, etc. Stop there, I said! Can you
build me one?
Within one week, I had my phone system installed “in my home.” To
date, that is where I meet with my salespersons every month to
discuss business strategies - next to the PBX.
My real estate office does not use any receptionist or secretary.
The agents perform all of their clerical tasks in addition to going
out and knocking at doors to solicit listings. When calls come for
an agent, my PBX routes the call to the agent cell's phone or their
voicemail. Their voicemails are delivered directly to their email
address. In addition, we have a virtual office where my computer guy
posts all of the forms my agents need to perform their jobs. In
fact, every time one agent creates a new form, he or she share it
with the computer guy who, in turn, makes it available in the
virtual office for everyone. We have virtual discussions online. No
one has to meet anyone physically until our monthly meetings.
It has been almost one year now. Everyone is very happy for several
reasons. I don't pay them commissions. They pay me a small
enrollment fee and a low percentage of their commission. I attend
every closing to collect checks for my agents and cash it for them.
I keep my payment and remit more than 70% of their commissions to
them.
I wish I can tell more, but I rather leave it at that before selling
my whole business ideas. With new technology, I was able to open a
real estate office in my home. I use one PBX server and one Windows
server for my phone system and my virtual office. It has been a good
8 months with 30 real estate salespersons. I look forward to hiring
more an d more agents that come to understand how much money they
can make once they learn the real estate business and find high-tech
broker like me.
